Background
Cited Property was instructed by Nuveen to dispose of a quartet of high street retail assets located across a range of UK town centres.
The assets presented a diverse mix of lot sizes, tenant profiles, income characteristics and risk-return dynamics, requiring a considered and targeted disposal strategy rather than a one-size-fits-all approach.
The Challenge
Given the varied nature of the assets, a portfolio sale would not have maximised value. Each property appealed to a different buyer profile, from private investors seeking high income returns to those seeking stable, well-secured tenancies.
The challenge was to position and market each asset individually to attract the most appropriate buyer pool, while maintaining momentum across the wider disposal programme.
Our Approach
Cited Property developed bespoke marketing strategies for each asset, reflecting location, covenant strength, lease profile and pricing sensitivity.
Three of the assets were brought to the open market with tailored investment propositions, resulting in strong levels of investor interest and competitive bidding. The St Helens asset, where pricing certainty and speed of execution were prioritised, was successfully transacted on an off-market basis following targeted engagement with known buyers.
By running the sales in parallel and adapting our approach asset-by-asset, we ensured Nuveen benefited from both competitive tension and execution certainty.
The Result
All four assets were successfully sold, with three completing following multiple bids and the fourth concluded off-market on agreed terms.
The strategy maximised value across a mixed portfolio, delivering strong outcomes for the client while demonstrating Cited Property’s ability to tailor disposal strategies to differing asset profiles and investor demand.
