Cited Property advised Sheet Anchor Evolve on the acquisition of Victoria Centre, Harrogate, a centrally located retail asset offering both income security and asset management-led upside.
The Challenge
At acquisition, the centre faced a concentration of lease expiries in the near term, creating income risk but also opportunity. In addition, the lower ground floor configuration was no longer aligned with retailer demand, limiting performance and lettability.
To unlock value, the strategy required proactive engagement with both new and existing occupiers, while maintaining income and minimising disruption.

Cited Property worked closely with the client to develop and implement a forward-looking leasing and asset management strategy from day one.
This included early engagement with national and independent retailers to build demand for the centre, alongside constructive discussions with existing tenants regarding lease re-gears and relocations. These moves were designed to facilitate the reconfiguration of the lower ground floor, improve tenant mix, and enhance overall trading performance.
By running leasing, tenant negotiations, and reconfiguration planning in parallel, we were able to manage income risk while positioning the asset for sustainable growth.

The acquisition was underpinned by a clear, deliverable business plan, with active retailer engagement and tenant negotiations progressing shortly after completion.
