Background

Cited Property advised Sheet Anchor Evolve, part of M Core, on the acquisition of Waterside Industrial Estate, a major industrial and logistics estate located just north of Hadfield town centre, near Glossop and within the wider Greater Manchester industrial market.

The estate extends to approximately 375,000 sq ft across a self-contained site of around 21.5 acres, comprising multiple warehouse and industrial buildings of varying configuration.

The Challenge

The opportunity involved a large, former owner-occupied industrial site transitioning into an investment asset, requiring careful assessment of its scale, configuration and future potential.

Given the size and complexity of the estate, the acquisition needed to align with the client’s strategy of securing well-located industrial assets capable of supporting income generation, active management and longer-term repositioning.
